At Gentoo homes we like to look after our customers by not only finding them their dream home, but making sure they have total peace of mind with their new purchase.

If you choose to buy a home with us you will benefit from an NHBC Buildmark Warranty. This means that as well as receiving a 10 year NHBC structural warranty which covers the cost of fixing any damage caused by faults in specified parts of the home, usually the structural and weatherproofing elements; we also provide a 2 year Gentoo Homes fixtures and fittings warranty as standard.

The first two years of settling into your new home

During the first 2 years (from the date of legal completion) your build mark warranty is provided by Gentoo Homes and underwritten by the NHBC. For that period, you have the added reassurance that we guarantee items supplied as part of your new home and repair defects that are not general wear and tear or maintenance issues caused by customers neglect.

Added Reassurance

You have the added reassurance that if something goes wrong within your home which is covered by the 2 year fixtures and fittings warranty, we will make sure it is put right.

Below is some examples of the internal fixtures and fittings which are covered in this warranty:

  • Wall tiling
  • Dry lining
  • Hot and cold water storage and distribution systems
  • Gas distribution service pipework
  • Central heating boilers, radiators and controls
  • Electrical fittings and controls
  • Electrical and gas appliances
  • Sanitary ware and taps
  • Shower controls (where applicable)
  • Mechanical ventilation

During the first 2 years your kitchen appliances are also covered for by your manufacturer.

Years 3 – 10 of creating memories in your new home

The remaining 8 years of the warranty are provided by the NHBC. The NHBC provide insurance protection to cover the cost of putting right damage caused by defects in specified parts of the home, usually the structural integrity of your home.

Below are some examples of items which are covered for 10 years:

  • Foundations and below ground drainage
  • Walls, external cladding, curtain walling, external render and external tile hanging.
  • Roofs
  • Flues and chimney
  • Stairs, floor decking and screeds that fail to support normal loads.
  • Glazing panes only in outside windows and doors

A little reminder

  • Please note that this information is for guidance only and is subject to change and terms and conditions. This is not a description of your insurance cover. In respect of all matters relating to your claims you must make reference to your NHBC build policy document.
  • Our warranties do not protect you against every problem that may occur and you are obliged to carry out maintenance on your home. 
  • You are still responsible for the maintenance and servicing of boilers and heating systems. This is imperative and should be completed in accordance with manufacturer’s instructions in order for warranties to remain valid.
  • Any alteration or extension made to your home following legal completion may adversely affect all, or part of your Warranty. Please liaise with your Sales Executive if you plan to alter or extend your home. 
  • The warranties do not cover normal shrinkage, including shrinkage cracks to plaster or mortar joints in brick work or condensation which is caused as the property dries out, general wear and tear, scratches to glass, damage arising from storms and gales, blockages to soil and waste pipes due to improper use and any damage caused by neglect or failure to carry out normal maintenance.
  • We do not carry out routine maintenance or repair damage caused by the occupier.
